Northill Appartments Owners Assosiation
On 12 July 2024 fellow leaseholders came together to form a group that will work together towards a common goal of improving the Northill Apartment block for fellow leaseholders and residence.
The group split into two teams; one team to search out and find leaseholders, the other to challenge the management firm Xenia to improve the building.
Theresa Chan, Nikki Lewin and Ian have been working together to find leaseholders. They have conducted land registry searches on all apartments to acquire a list of names. Then through a combination of social media and paper letters; have sought out contact with a large percentage of leaseholders. Frequent mail drops have also been done under doors and through letterboxes within Northill by leaseholders who live within the building.
While Max Ashton and Stephen Richardson have been focusing their efforts on the building itself. Communicating with Xenia the current building manager to fix, plumbing, bin room and security.

To whom it may concern,
I believe you are the owner of the apartment addressed within this letter. My name is Nikki Lewin, and I am also a Northill apartment owner.
This letter is to firstly inform you of the current status of the Northill apartment building and secondly to invite you to join our owners group. This group was formed in order to improve Northill, with an aim to enhance and protect our investments.
Current Status of Northill Apartments
- Northill is currently managed by Xenia Estates Services Limited, which has been performing inadequately.
- Xenia has yet to provide an overdue annual service fee breakdown to prove the money is spent on the building.
- Frequent rubbish waste and draining issues.
- Management fees have increased by more than 30% in the past 12 months.
- Local media has reported on the declining state of Northill.
- Apartment values are dropping.
We are committed to improving the management of Northill Apartments for the benefit of all apartment owners and residents. To this end, we are working to connect with all apartment owners—51% of owners must act together to challenge Xenia and force an improvement.
